We’ll take care of the day-to-day management of your property, including finding renters, collecting rent, and addressing maintenance requests.

Finding a Property

Property Sales

Ready to sell? Our agents will manage the entire process, from listing the property through final sale.

Evaluate and Prepare the Property

  • Inspect newly vacated units-provide reporting on repairs needed
  • Discuss with owners, current rental prices, pet policies, smoking policies, and other variables for releasing

Advertising and Marketing the Property

  • Hire cleaning personnel, to be billed to owner
  • Hire maintenance personnel for apartment prep (patching, painting, minor repairs), to be billed to owner
  • Prepare ad and locally advertise unit for rent
  • Answer calls for prospective tenants and set up showings
  • Meet prospective tenants for showings
  • Provide tenants with applications
  • Collect applications and application fees

Tenant Screening and Selection

  • Perform background check, income, credit history, rental history, etc
  • Assess tenants on predetermined criteria
  • Inform tenants when turned down

Tenant Move In

  • Draw up leasing agreement, leasing fee to be billed to owner
  • Confirm move in date with tenant
  • Review lease guidelines with tenant, including payment terms and maintenance
  • Ensure properly executed agreements
  • Perform move in with tenant, including initial inspection
  • Collect first month’s rent and security deposit

Rent Collection

  • Receive rent payments, via online, at office, by mail
  • Late rent and NSF collection, $25 NSF Fee and 10% of late fees collected to be billed to owner


  • Serving eviction notices and notarization of documents, fee billed to owner
  • Option to submit legal documents to lawyer with court appearances, all professional fees billed to owner
  • Coordinate with law enforcement to remove tenant and tenant possessions from unit

Perform Regular, Periodic Inspections Interior and Exterior

  • Document repair needs, safety hazards, code violations, lease violations, etc.
  • Send owner reports on condition of the property


  • Provide accounting property management services
  • Make payments on owner’s behalf
  • Detailed documentation of expenses via invoice and receipts
  • Maintain historical records
  • Provide annual reporting for tax purposes, including 1099 form
  • Provide monthly cash flow and P & L Statements

Maintenance, Repairs, and Remodeling

  • Provide and oversee in-house maintenance crew
  • Identify and establish preventative maintenance practices
  • Assign jobs to different parties, including outside professionals, based on who is best for the job at the best price, all in house and professional fees to be billed to owner
  • Maintain outdoor areas, landscaping, snow removal, garbage removal, to be billed to owner
  • Maintain a 24hr repair hotline for emergencies
  • Renovation or rehab projects
    • Provide recommendations for maximizing rental income
    • Prepare cost estimates
    • Act as General Contractor for overseeing the work

Tenant Move Out

  • Inspect unit and document units’ condition
  • Provide tenants with a copy of estimated damages
  • Return the balance of the security deposit to the tenant
  • Deposit the owner’s portion of deposit
  • Rekey locks
  • Clean and repair unit
  • Re-Market property for rent
